Guest access
Guests can access the heated pool, pavilion, grills, bathhouse, private pathway to the beach. The beach access is also unique as it is a sectioned off area that does not allow vehicles on that part of the beach. Thus, fewer beach safety concerns!

Guests are responsible for all taxes city/county and state hotel tax. Airbnb collects all taxes on hosts behalf and remits them to the city and county. Guests must pay all taxes prior to their stay in order to receive check in information. Valid license ID must be provided via email prior to stay.

As soon as I receive the signed agreement and your full payment (or reservation is made through the booking platform and full payment is made), I will provide instructions for entry to the property.    Thank you and have a great vacation!  Susan Thomas  Owner/Agent Licensed REALTOR® in the State of Texas with StepStone Realty, LLC   SHORT TERM RENTAL AGREEMENT  This Short Term Rental Agreement (the “Agreement”) is made by and between Susan Thomas (Homeowner”) and   booking platform Guest (guest making this reservation on booking platform) as of the date last set forth on the signature page of this Agreement or reservation booking date made on booking platform.  For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:  1.Property.  The property is located at: 14802 Whitecap Blvd #205, Corpus Christi, Texas 78418  The property is furnished and includes wall hangings, decorations, sofa bed, king bed, queen bed, twin (up to 175lbs no one under 6 yrs old) over full bunk bed (weight limit of 200lbs), one pullout queen sleeper sofa, one child pack-n-play with linens, dining table w/6 chairs, coffee table, 6 side tables, 2 living room chairs, 3 counter height bar stools, patio set, refrigerator, oven, range, dishwasher, microwave, crockpot, toaster, complete set of pots, pans & bake ware, blender, dining service (silverware, cups, glasses, wine glasses, plates, bowls), grilling utensils, pot holders, dishcloths, trivets, various kitchen cooking items (measuring cups/spoons, bottle openers,  , chopsticks, kids dining sets, bed linens, towels, beach towels, waterproof bedding covers, Wi-Fi, Spectrum Cable TV in three rooms, 3 flat screen TVs with remotes, beach umbrella, beach wagon, kids beach toys, ironing board and iron, 2 blow dryers, alarm system, electronic door locks, clothes washer & dryer.   2. Rental Party:  The rental party shall consist of up to 8 guests. Additional guests may be included at owner’s discretion for additional fee.    GUESTS: Your reservation is confirmed for the number of guests listed; outside visitors are NOT allowed without the written permission of Susan Thomas or her agents. Your reservation is subject to immediate eviction and/or additional charge if you have more guests than the property allows. The registered guest must ensure that children are supervised at all times. It is the policy of the company that all children under the age of 18 years are not left in rental accommodation un-supervised during the rental period. The registered guest and any other adults that are 18 years old or older and residing on the premises will be responsible for the actions of any family or guests you permit onto the property. All laws of the city, state, and country apply to guests while on the premises and in the property. Homeowner will not assume responsibility and you agree to hold such harmless for violations of any applicable laws and/or claims which may arise as a result of your stay. PROPERTY: The guest(s) agrees that residing on any premises and in any property carries inherent risk of injury. Stairs, balconies, floors, counters, showers, common areas and pool are all potential places where injury could occur. Guest agrees to hold harmless homeowner, Susan Teitle  for any such injuries that may occur while staying at the property or utilizing any common area facilities amenities like the clubhouse, grills, pool or other common areas. There are to be no parties, weddings, etc. allowed. Susan Teitle or her representatives may enter the property at any time, without notice, for the purposes of protection and/or maintenance of the property. However, wherever possible, homeowner will do its best to provide timely notice to the guest prior to such entrance. If complaints arise and result in any HOA violation or any violation of any laws, ordinances or policies and fines are imposed pursuant to the above-mentioned, the guest(s) will be wholly responsible for all charges. There will be no charges/fines incurred by homeowner for any violations resulting in fines directly or indirectly caused by the guest(s).  3.Vacationing Students:  We will not rent to vacationing students under 25 years of age unless accompanied by an adult guardian, parent or chaperone. For all short term rental at least one member of the rental party 25 years or older must sign the lease agreement/house rules.  4. Falsified Reservations:  Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in and/or will be immediately evicted from the premises, forfeiting all payments, deposits and rental monies.   5.Maximum Occupancy: The maximum number of guests is limited to 8 persons.  This number may not be exceeded. Should this be violated, the stipulation #4 above will apply in its entirety..  6.Term of the Lease.  The lease begins at 4p.m. Central on Check-in date and ends at 10 a.m. Central on Checkout date.  Changes to these times much have prior written approval. CHECK-IN: Check-in will be arranged with homeowner, Susan Thomas prior to arrival at the property. At time of check-in, the guests will walk through the property. The guest must immediately point out any pre-existing damage on the property and will not be responsible for said damage at checkout. Homeowner, will make every reasonable effort to correct the problem in a timely manner. However, deficiencies such as appliance or other malfunctions, cleaning problems, or utility problems do not justify a refund.  CHECKOUT: Checkout time is 10 am. All keys (if any) returned. Late checkouts may be available for an additional charge of $50.00 per additional hour and require written approval of homeowner or her agents.  7.Minimum Stay:  This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 2 days, the guest will be charged the 2-night rate unless otherwise given prior approval by manager.  8.Rental Rules:  Guest agrees to abide by the lease agreement and Rental (House Rules) Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.  9.Rental Rate and Fees Deposit:  A deposit is due at time of booking or prior to the Check-In Date.  A credit card is required to be kept on file for security damages and/or through booking platform.  During busy seasons or with large groups, an additional security deposit may be required and will be refunded through the particular rental site which the reservation is booked  within 7-15 days after the property has been assessed at check-out.  Homeowner reserves the right to return security deposits up to 14 business days after scheduled departure date. All floors, walls, furniture, and anything otherwise deemed by homeowner as part of the property or its contents will be evaluated after check out for damage. Damage may include but is not limited to: cracked tiles, wall scratches, furniture damage (rips, tears, stains, soiling, scratches), stained grout, electronics damage, lost remotes, damaged windows, missing items (towels, décor, painting, utensils, cookware, dining ware). If damages exceed the security deposit, the guest will be liable for any charges in excess of the security deposit and homeowner may bill the credit card on file an immediate and additional amount to replace or repair said damages up to $5000 above original deposit. Any damages in excess of this amount must still be paid. All invoices for damage above the pre-authorized amount will be billed to the guest.  The deposit is for security and shall be refunded within 7-14 days of the Checkout Date provided no deductions are made due to: a.  damage to the property or furnishings; b.  dirt or other mess requiring excessive cleaning; or c.  any other cost incurred by Homeowner due to Guest’s stay. d.  pet damage If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.  10. Cancellation Policy: Strict Cancellation Policy: Free cancellation for 48 hours and as long as the guest cancels at least 14 days before check-in (time shown in the confirmation email) After that, guests can cancel up to 7 days before check-in and get a 50% refund of the nightly rate, and the cleaning fee, but not the service fee. Cancel within 7 days of check-in and the cost of the full reservation is non-refundable. Platform service fees are refunded only if the reservation is cancelled within 48 hours of booking AND the guest has not checked-in yet. Please review the booking platform’s strict cancellation policy on their website. 11. Hurricane or storm policy:  No refunds will be given.  However, if The National Weather Service orders mandatory evacuation of the City of Corpus Christi or North Padre Island, TX 78418 which falls during the reservation period, we will allow any unused days to be used within next 90 days of the original arrival date depending upon condo’s availability. No cash or credit refund shall be offered.   12.Insurance:  We encourage all renters to purchase traveler insurance.   13.Lost or stolen property: Homeowner does not accept liability for lost, stolen or damaged personal belongings of the guest from the property during their rental period. In the event that items of the guest are lost or stolen, the guest should advise the appropriate authority first of the lost or stolen items. Items remaining may be returned to the guest at the guest’s expense or disposed of at the discretion of the agency/owner.   14.Expedited eviction: A material breach of this Agreement by Guest(s), which, in the sole determination of the Agent, resulting in damage to the Premises, personal injury to Guest(s) or others, a breach of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of Guest(s) tenancy. Violation of any of the rules contained here in will result in IMMEDIATE EVICTION and forfeiture of rent and security deposit. If the tenancy created hereunder is for 30 days or less, the expedited eviction procedures set forth in the law will apply. Guest(s) may be evicted under such procedures if Guest(s): hold over in possession after Guest(s) tenancy has expired; (ii) commit a material breach of any provision of this Agreement that according to it’s terms would result in the termination of Guest(s) tenancy; (iii) fail to pay rent as required by this Agreement, or have obtained possession of the Premises by fraud or misrepresentation. Any reservation made under false pretense will be forfeiture of advance payments and the party will not be permitted to check-in.  15.Indemnification and hold harmless: Guest(s) agree to indemnify and hold harmless the homeowner and Agent(s) for liabilities, theft, damage, cost or expenses whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest(s) use and occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest(s). The terms “Agent(s)” and “Owner” as used in this or permits. The terms “Guest(s),” “You,” and “Your” as used in this Agreement shall include Guest(s) heirs, successors, assigns, guests, invitees, representatives and other persons on the rental property during Guest(s) occupancy (without regard to whether persons have authority under this Agreement to be upon the rental property), where the context requires or permits.  16.Disputes: This Agreement shall be governed by and interpreted in accordance with the laws of Nueces County, and the State of Texas. Any action relating to this Agreement shall be instituted and prosecuted only in the Nueces County Courts, Texas. Guest(s) specifically consent to such jurisdiction and extraterritorial service of process.  17.Homeowner reserves the right to refuse service to anyone: All rental properties are leased regardless to race, color, religion, gender, sexual orientation, national origin or handicap.  18.Violating agreement: If Guest(s) violates any of the conditions of this Agreement; Agent(s) may terminate this agreement and enter premises. Upon notice of termination of this Agreement, Guest(s) shall vacate the premises immediately and forfeit all deposits and security deposits.  19.I have read, understand and agree to abide by these terms. I understand that violating these rules may result in eviction with no refund. I understand the cost of extraordinary cleaning, excessive garbage removal, missing items and damages may be deducted from my damage deposit or charged to my credit card and hereby authorize homeowner to bill my credit card up to $5000 additional monies for such charges. I understand that my rental expires at 10am on the date of check out (unless pre-authorized for a later check out), and I will check out, remove all my possessions and vacate the premises at or prior to that time unless specific permission is obtained from the agent. I understand that if I leave early for any reason or evicted I am NOT entitled to a refund.  20.Payment:  Acceptable payment methods credit card or acceptable methods via the booking platform. By making a reservation through the booking platform for this property, the parties automatically agree to the terms of this Short Term Rental Agreement and Rental Rules. 
RENTAL RULES - Exhibit A  1.Smoking: is not permitted inside or outside of the unit on balconies etc. If the smell of smoke is detected upon inspection of the interior, there will be an automatic $250 charge and will be deducted from damage deposit.  You may also incur a  $800-$1500 deodorizing fee depending on the service provider. There will be a separate $50 cleaning fee for cleaning up cigarette butts.  2. Visitors:  People other than those in the Guest party set forth above may not visit the unit nor stay overnight in the property and are the sole responsibility of Guest. Parties and events strictly prohibited.  Pool wristbands provided and to be worn while at the pool and must be returned to unit or $50 charge per wristband will apply. 3.Functioning order:  Keep the property and all furnishings in good order. 4.Appliances and furnishings:  are to be used ONLY for their intended purposes. 5.Pets: are not permitted in the unit or on the property.  Guests who have a pet will face immediate eviction and will forfeit their security/damage deposit and all rental monies.  6.Parking:  There is open parking available outside of the complex for up to 2 vehicles (automobiles, trucks ¾ ton or less, motorcycles, scooters and golf carts – NO trailers allowed) depending on availability. Any parking violations, fee or fines (whether through the local authorities or through the Pathways HOA) are the sole responsibility of the guest.  7.Housekeeping:  There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.  We provide beach towels, but suggest you bring additional towels if you will require more.  Towels or linens ARE NOT to be used at the beach, taken from the unit or used to clean up messes.  Towels that are damaged from misuse will be charge $40 per item for replacement. 8.Alarm system:  Do not attempt to modify, touch, unplug or disconnect the alarm system. If modified, then a $500 reset fee will be charged to guest.   9.Doors & windows:  All doors and windows MUST remain closed when the air-conditioning is operational.  Running the air-conditioning otherwise, not only wastes energy but also causes damage to the coils and causes condensation to collect at the vents/registers and will cause water damage to the walls and ceilings.  The air-conditioning units are designed to automatically shut off if the doors/windows are left ajar for longer than 5 minutes.  The front door is controlled via electronic lock. You will be provided a 4-digit code that will activate and deactivate at the exact times of your arrival and departure.  The door should be firmly pulled or pushed closed in order for the lever handle to latch, which will in turn allow the electronic deadbolt to activate.  Instructions for operation will be sent separately. 10. TV’s & Movies:  Any movies purchased or additional charges to AT&T/DirecTV will be charged at the full rate to the credit card you have on file (Required).   11.Rinsing off from beach:  Please use the shower located at the pool pavilion area prior to entering the unit to reduce the amount of sand. 12.Bunk beds:  Weight limit is 175lbs for top bunk and 200lbs for bottom bunk.  Children 6 years of age and under are not allowed on the top bunk. ALL BEDS MUST HAVE WATER PROOF COVERINGS (PROVIDED). 13.Pull out sofa bed: ALL BEDS MUST HAVE WATER PROOF COVERINGS (PROVIDED) in closets along with bedding/pillows. 14.Baby pen/crib (if provided):  is located in bunk room closet and its safe operation is the sole responsibility of the guest/renter. 15.CLEANING FEE: If the property is left extremely dirty after departure, an excessive cleaning fee will be deducted from the security deposit. The added charge will be $50.00 per hour of cleaning.  All dishes should be run in the dishwasher and put away and all dirty linens placed in the laundry room. 16.Owner’s Closet:  There is one owner's closet on the property that is locked and is to remain closed and locked at all times. If this closet is modified, opened or damaged in any way there is a $1000 fee charged to the guest. 17.Towels, linens & utensils: Linens and utensils are provided for guest use and may be laundered in the provided washer and dryer. Dryer opens from the left where noted. A sufficient number of pillows will be provided, but you may want to bring extra if you feel you may need more than is customary. Towels are not to be used for cleaning up messes. If towels are used for cleaning messes, you will be charged for that towel. Missing or ruined towels will be charged to guest at the rate of $40 per towel.  18. Pool wristbands are provided and are to be worn while at the pool and all wristbands must be returned to unit or $50 charge per band will apply. 19.Wifi System:  Logon to the NPI Guest 2.4  or NPI Guest 5 access point and the wifi code is: CoralCondo7.  It is case sensitive.  DO NOT attempt to or make any modifications to the wifi or tv operating systems or a $150 reset fee will be charged to guest. 20. BBQ Grill:  HOA and city ordinances prohibit the use of an open flame within 10 feet of the building so any type of grill is not permitted on the balcony or on the premises.  However, there is a gas grill provided for guest use inside the pavilion. 21.Water and Septic: DO NOT FLUSH anything other than toilet paper.  No feminine products, wet wipes or paper towels (or ANY OTHER PRODUCT) should be flushed at anytime.  If it is found that any products other than toilet paper have been flushed and clog the septic system, you will be charged for damages of up to the amount to have the system repaired.
